The cements and aggregates mined and produced in the Caribbean Islands and Central America contain a much larger percentage of salts and other chemicals that significantly raise the level of alkalinity in the finished concrete. In addition, many historical buildings constructed over 100-250 years ago contain sands and aggregates from the beaches, resulting in significantly higher levels of alkali.

When water comes in contact with the high-alkali concrete, the calcium salts are drawn to the surface (called “efflorescence”). Regular paints or coatings normally do not adhere properly to these surfaces.
